Dear All,
I would like to inform you that after the last winter season the manager of Property Management BG, Nikola Stoyanov has offered us to take over the management of the Grand Montana and Belmont.

We are Yana and Alexander Dautev, we are managing the Eagle's Nest and Mont Blanc for one year already. We hope that the owners of the complexes we are managing will be our best reference.

I will start with the most urgent issue we have right now- the heating bills! I do believe the heating bills we have got from the Sofia office are too high! We were not managing the complexes last season, so we were not in charge then, but as all of the last season managers are fired already we feel it is our job to solve the problem. We have requested all of the documentation related with the heating and our team will check it. We will also consult with a specialist to see if the table that we use to spread the costs to each apartment is correct. We have already called an engineer to check the heating system for faults and see if the building is well insulated. We, more then you can not afford to manage a building where the heating bill is as much as the income from rental! This is not acceptable!
I expect that we will have some news about this matter next Wednesday, we will e-mail you immediately! Unfortunately this new problem is slowing down the payment, as after the high bills were entered in your accounts there is almost nothing to be paid. I do understand that you have already heard this many times, but at this moment I do not have other choice but to ask you for your patience one more time. Please, give us another chance!

Dear Owners, after we have decided to take the offer and start managing the two complexes we have done a snagging list. We have found some major problems in the two developments, and we have already started to solve them. Unfortunately we will not have enough time to solve all o the problems before the winter season, so we have done a list of the most urgent and not-so-urgent things. We do hope you will feel some improvement even right now.
Here is a list of the major repairs that we have done, or we are doing right now:

- Constuction of a new electric installation / boiler, water- heater, pumps etc./
- Overhaul of the restaurant and renewal the paint;/ there was a leak out of the entrance pavement running right into the restaurant walls which has caused a numerous damages /
- Hydro-isolation and repair of the entrance pavement- that was done to prevent any other leaking and damaging the restaurant area;
Because of the heavy snow in March 2009, a lot of snow had fallen on the glass roof breaking a large area of glass and also badly damaging the roof above the entrance;
- Repair of the Grand Montana roof and also it has been assembled snow-holders to prevent other damages caused by the heavy snow/
- Repairing of the terrace of the Lobby bar in Grand Montana ;
- Repairing of the glass roof above the swimming pool;
- Repairing of the roof above the entrance;
- Repairing of the tiles in the corridors of Belmont apartments

Dear All,
I have promised last week to inform you as what is going on with your heating bills for the last winter season.
As I have informed you last we requested from the Sofia office to send us all of the invoices and documentation in regards with the heating of Grand Montana and Belmont. We did carefully checked the documents and found out that:

-There is invoices paid for more diesel fuel then the fuel received at the Grand Montana entrance. I have recalculated the total cost of the heating for both developments with only the amount that has really been used. For example the total cost for heating before was 112067 Levs for both developments and the correct amount is 89399 levs. I was ready with the calculations late last evening, so right now we are in a procedure to get the general manager confirm that this is the correct total for the heating. Once this is done we will change it in the table and the table will automatically re-calculate the heating costs for each apartment.

-There are un-finalized reservations from the last winter season. This means that some of you still can not see how many nights your apartments have been rented! No need to tell you that this is absolutely not acceptable! Almost a year later it is even more not acceptable! The Hotel Manager Iva Ivanova and the financial manager Stefka are going in Sofia on Monday to make sure, on spot and immediately that all of the reservations will be finalized by Wednesday next week
-We have scheduled a heating engineer to come and check the heating system and advice if we can lower the costs for the coming winter. This will be done by the end of November.

-Right now we are investigating to see who's fault the incorrect invoices are. I am fed up with mistakes happening in our company and ready to get the police involved and punish any guilty party. Unfortunately I am not able to give a deadline about this, but I will do my best to find out what has happened and inform you. Right now I am checking all of the invoices, for all of the developments in Bansko and comparing to the protocols made on spot when the fuel has been delivered to each development.

Thank you all for being patient with us, I will make sure to e-mail again next Tuesday or Wednesday and confirm that the heating bills were changed and the reservations finalized. Once this is done I will ask that the rental income starts to get paid to you.
Out team will also answer any other questions and concerns that you have!

Letters from property management Empty Roof tiles

Hi Yana
the damage to the glass roodf was not caused by snow. It was caused by roof tiles falling. I was out there shortly after it occurred.
I pointed out poor fitting tiles to the mgt at the time but it was ignored.
There were several poor fitting roof tiles on the roof which constituted a disaster waiting to happen. I would be surprised if these are fixed. Lets hope so.

Previous notifications on this forum from appt 108 were from a gentleman called Steve. This is clearly not you now. You even have a property mgt bg email id!
